Does Melbourne, Florida Have a Beach?

How Melbourne's mainland, the Indian River Lagoon, and its small barrier island stretch fit together, and how to check whether a beachside home is in the city.

Yes, but only a small part of it. Most of the City of Melbourne sits on the mainland along the Indian River Lagoon. The city limits also cross the lagoon and take in pieces of the barrier island north of Indialantic, where Howard E. Futch Memorial Park at Paradise Beach, 2301 N. Highway A1A, gives Melbourne an Atlantic Ocean beach.

"Is Melbourne, Florida on the beach?" comes up in almost every first call I have with buyers moving to Melbourne FL from out of state. The short version is that Melbourne is a lagoon city with a beach attached. Downtown Melbourne, Eau Gallie, and most Melbourne neighborhoods are on the mainland, and the ocean is across a causeway. Here is how the geography works, how long it takes to reach the sand, and what to check before you buy a home that is marketed as Melbourne beachside.

Is Melbourne, FL on the ocean or on the river?

Mostly the river. Melbourne's mainland neighborhoods face the Indian River Lagoon, and the Atlantic Ocean is on the far side of the barrier island, a short drive east over the Melbourne Causeway (US 192) or the Eau Gallie Causeway (SR 518).

The Indian River Lagoon is a long, shallow estuary, not the ocean. It gives Melbourne its riverfront parks, its sunrise views across the water from downtown and Eau Gallie, and a lot of the waterfront homes on the mainland side. If you picture waves breaking outside your window, that is the barrier island, which is a different setting from most of the city.

Where is Melbourne's beach?

Melbourne's ocean frontage is on the barrier island between the Town of Indialantic and the City of Indian Harbour Beach. The best known spot there is Howard E. Futch Memorial Park at Paradise Beach, a Brevard County regional beach park with a Melbourne address on A1A.

According to Brevard County Parks and Recreation, the park covers 12.39 acres and has three dune crossovers (one ADA accessible), seasonal lifeguards, volleyball courts, pavilions, restrooms, outdoor showers, surf fishing, and free parking. The county runs and maintains it, so park rules and pavilion rentals go through the county, not the city.

The rest of the beaches people associate with Melbourne belong to separate towns: Indialantic, Melbourne Beach, Indian Harbour Beach, and Satellite Beach each have their own governments. The Brevard County park directory lists the county beach parks up and down A1A, and many of them carry a Melbourne Beach or Indian Harbour Beach address rather than Melbourne.

How far is the beach from downtown Melbourne?

From downtown Melbourne, the ocean is a short drive straight east. The Melbourne Causeway carries US 192 over the lagoon to Indialantic, where Fifth Avenue runs to A1A and the beach.

From the Eau Gallie Arts District, the Eau Gallie Causeway leads to Indian Harbour Beach and the northern part of Melbourne's beachside area. From neighborhoods farther west, such as areas near I-95 or in West Melbourne, plan on more time, since you cross most of the mainland before you reach a bridge. Traffic on US 192 and Wickham Road changes a lot by time of day, so I suggest driving your own route at the hours you plan to go.

Is Melbourne Beach the same as Melbourne?

No. The Town of Melbourne Beach is its own municipality on the barrier island south of Indialantic, with its own town hall, zoning, and permits. It is not part of the City of Melbourne.

The names trip up a lot of out of state buyers, and so does West Melbourne, which is also a separate city on the mainland. I wrote a side by side guide on Melbourne vs. Melbourne Beach, and if the barrier island is what you want, my Living in Melbourne Beach FL site covers that town in detail.

How do you know if a "Melbourne beachside" home is in the city?

Check the parcel, not the mailing address. Homes in ZIP code 32903 can be in the City of Melbourne, the Town of Indialantic, or unincorporated Brevard County, and the listing's city field does not settle it.

  1. Look up the parcel on the Brevard County Property Appraiser site and note the taxing district and the parcel account number.
  2. Open the city's mapping tools from the City of Melbourne maps page and search the address or account number to see the city limits and zoning layers.
  3. If jurisdiction affects your plans (a pool, a dock, a rental, an addition), ask the city for written confirmation. My guide on checking Melbourne city limits before you buy walks through it.

Jurisdiction decides which property tax millage applies, who issues permits, and which rules cover things like fences and rentals, so it is worth five minutes before you make an offer.

What should you weigh before buying near the beach in Melbourne?

Barrier island and riverfront homes trade some convenience and cost for location, and the tradeoffs are worth seeing clearly.

  • Flood zone and insurance. Low lying land on both sides of the lagoon can carry flood zone designations that affect insurance and lender requirements. Pull the FEMA flood map for the exact parcel; my post on Melbourne flood zones and home insurance explains what to ask.
  • Evacuation zones. The barrier island is in a hurricane evacuation zone, and the causeways are the only ways off. That is a planning item, not a reason to rule anything out.
  • Salt air. Homes close to the ocean see faster wear on AC units, metal fixtures, and screen enclosures.
  • Beachfront lighting. Oceanfront properties in Brevard County fall under sea turtle lighting rules during nesting season, so exterior lights may need to be shielded or turtle friendly.

What I see with buyers is that many people who start out wanting oceanfront end up happy on the mainland side of Melbourne, close to downtown or Eau Gallie, with a short drive to the beach and more home for the money. Others decide the barrier island is worth every tradeoff. Both are good outcomes when the decision is made with the facts in hand.
